The prices shown here do not include a lot and are based on a perfectly clear and level 10k sq. ft. lot with city sewer and water lines to the property. Prices include a $1,500 allowance for permits, tap fees, impact fees, utility fees etc.and a $1,000 landscape allowance. 

Adjustments need to be made for circumstances we must deal with regarding any lot you want to consider building on.  Additionally, a factor will be calculated into final price workups for a "Off Site Premium" which will vary from 1% to 3% based on a number of factors that will effect builder's costs as a result location and characteristics of the lot to be built on.
